We always look at the properties we source in person, we are not an agent that does out of area remote sourcing.

A ground rent is the payment for the ground that the house is built on if it is owned by someone else. A service charge (typically for apartments) is the cost that the management company for the building charges for items such as shared building repairs (i.e. roof or corridors) and insurance.
This is where you convert a standard house to be used by individuals who are not related to each other (HMO) and then sign a lease for 3 or 5 years with a Housing Association (H.A.). There are no breaks in the lease and most repairs are paid by the H.A.
Our ethos for buying BTL houses for clients is to buy houses that are as cheap as possible but in good rental areas. These tends to be in working class boroughs of Manchester & Liverpool where we know we can attract tenants that are going to look after the house and pay the rent. We avoid areas where the environment can lead to low level renting.
A modern lease comes with a service charge (normally an apartment) which covers the cost of communal building repairs and insurance. Service charges affect the profitability of an apartment investment and can sometimes be high and also grow rapidly. In North West England there are also long/virtual freeholds for terraced houses. Modern houses typically are freehold but in the 1880 – 1920 period terraced houses in the NW came with a 999 year lease. The annual service charge was about £2 – £4 a year. Very often these service charges are not collected. This type of lease is often called a ‘virtual freehold’ by mortgage companies.
