PCB Finance
PCB has been
formed through three established property investment companies
who have unprecedented access to exclusive private finance
facilities. Off market private finance through private equity
funds is proving to be a valuable source of financing the
expansion of investor's property portfolio's, particularly
with the stringent lending criteria of main stream lenders.
Private funds
are available for Commerical projects, Developer finance and
Refinancing (refinance up to 75% LTV). Please note there is
a minimum lend criteria of £100,000, below is an example
of the lending parameters of one of the private funds we place
residential lending with:

- Maximum LTV
75% of Gross domestic value (GDV)
- 100% funding
available if project is within the 75% GDV
- Typically
lending rate equals the BoE base rate plus 5%
- Commercial
projects and developer funding preferred
- Up to 15-25
year terms available
- Each application
is assessed on its own merits
- Each application
to be supported with full business plan
- Business experience
of the applicant supports the application
